How We Structure The Deals

First Option:

Lease With The Option To Buy – If you need to clear up some credit issues, need more time on the job or need to show more stability, before you can qualify, then Lease-With-The-Option-To-Buy is just what you need. Perhaps you’re not sure and want to test out an area before you make a commitment. You can lock in today’s prices and build instant equity. Chose your house today and move in next week!

This program combines both a lease and an option to purchase agreement.  The lease agreement is a rental contract with a special benefit.  A portion of your lease payment is credited towards the purchase price of the home.  Your rent payment is finally working for you, instead of vanishing each month.  The option agreement allows you to lock in the price of the home today and enjoy the benefit of appreciation as the home increases in value. Let’s look at a typical example of acquiring a home using the LEASE OPTION:

Sales Price:

$100,000

Option Fee Money (down payment):

$5,000

Monthly Rent Payment:

$900

Monthly Rent Credit:

$200

When you add up your $5,000 option money, plus the rent credit ($200 X 12), which is $2,400, at the end of 12 months, you will have at least $7,400 in equity.  You would only need to get a loan for $92,600.  Around the 6-month point (or sooner), we will be working with you to get the financing you need to purchase the home.  We have a working relationship local mortgage brokers and/or credit repair agencies who are able to find financing in most situations as long as you have made the rental payments on time and other obligations were paid in a timely fashion. The above scenario is just one example. All situations are unique and we cater our deals based on your financial situation.

Second Option:

Simple Owner Finance - Do you dream of owning a home but the bank or lender says "NO?" Perhaps you are self-employed or like millions of Americans, you've had a credit problem or two, a foreclosure, or even a bankruptcy. Don't give up! Simple Owner Finance is just what you need. With a small down payment, many of our homes are available with owner financing. The best part is you don't need to go through a bank or mortgage company to get financed.  Even if you are facing a foreclosure on the home you live in now or if you are in bankruptcy - we can help you buy another home this week!  We make it SIMPLE - with no loan fees, no bank qualifying and no hassles!

This program is simply where we act as the financial institution and you buy the property from us just like a traditional lender. You will have a standard 15-or-30-year mortgage with all homeowner rights and privileges.  You can refinance or sell at any time during the mortgage term without a prepayment penalty.  The down payment requirement is usually 10% of the purchase price and the interest rate is typically less than that charged by a non-conforming mortgage company.  Here's an example of the Simple Owner Finance using the same house used above:

Simple Owner Finance is a great way to purchase a home without paying the typical 4-6% closing cost fees associated with normal financing.  Also, as you establish a good payment history, you may be able to qualify for a better interest rate and refinance the loan to reduce the monthly payments. Again, the above scenario is just one example. All situations are unique and we cater our deals based on your financial situation.
